Foreclosures and Short Sales and REO homes for sale are a great way to save 50% or more on a home purchase. It represents a rapidly growing market in Pennsylvania RealEstate.
Steals and Deals are basically foreclosures, short sales and Bank owned REO property.
Short Sales are properties sold for less than the mortgage amount because the seller owes the bank more than their Philadelphia PA RealEsatte is worth. Because the seller has some sort of hardship and cannot make timely mortgage payments anymore the bank will consider a short sale. Even though the word short sale sounds, well, SHORT, it can be a longer process for the bank to decide to allow a short sale and loose money on it.
An REO or Real Estate Owned property is a property that goes to Sheriff’s Sale. Sometimes the property attracts little to no bidders, due to other liens and this can sometimes mean ending the auction. In this case the home just goes back to the bank and the financial institution holding the note carries the property as inventory.
Once the bank has possession of the property all financial obligations the owner once had with that property are now the responsibility of the bank including: Home Owners Association fees or anything the might accompany the property like mechanics liens or past due utilites. The bank will have to pay to remove any and all other liens on the home such as tax liens or title and insurance issues, to sell the property without liability.
The best part of buying a bank owned property are that buyers have significant leverage. The Asset manager wants to try and get as much as they can from the home and try and recoup the loss but they also want to sell quickly so their money is not tied up in a property. Managing property is a head ache banks don’t want to have to deal with.
