1. Hire The Right Realtor for YOU.
The first step is to select a REALTOR® to help you find your dream home. The advantage of choosing a CRS or Certified Residential Specialist is you are assured of starting in the right place. A Realtor who has earned this credential did so by completing extensive training and by successfully completing hundreds of transactions for people just like you. Working with a buyer’s agent, who is a CRS, is worth consideration since he or she is legally responsible for representing your interest in your home purchase and capable of educating you on the process. You need a confidant and trusted adviser with the expertise, negotiating skills and experienced in Buyer Agency representation to ensure your interest are best represented. Before making a decision, however, have a Realtor explain the pros and cons of using a buyer’s agent versus a sales or dual agent. as A CRS and top Philadelphia area realtor James Harner, CRS can guide you through every step to buying your dream home in the suburban Philadelphia real estate market.
2. Get Pre-Approved for a Mortgage.
This is a must have item prior to actively shopping, It will help avoid falling in love with a home you can’t afford. It allows you to move swiftly when you find the right home, especially when there are other interested buyers. It also indicates to the seller that you are serious and really can afford to buy the property.
3. Define what you want.
There are three objectives you need to analyze when searching for a new home. Location, Personal Taste and Budget. The next step is to create a realistic idea of the home you’d like to buy.
Where exactly do you want to live?
What features are most important to you?
What can you realistically afford?
Make two lists: one of the items you can’t live without and one of the features you would enjoy. Refine the lists as you house hunt. It is also helpful to search online to see what is currently available in the your local real estate market. Your real estate professional can then show you houses that meet your expectations.
4. Visit properties.
Now you’re ready to visit houses. After touring each home, write down what you liked and didn’t like. Develop a rating system that will help narrow the field down( We recommend the “Top 3 Approach”). Our showing coordinator will arrange showings and keep track of the properties you’ve seen until you have found the perfect home! We service five counties and have agents that specialize in different communities in and around the entire suburban Philadelphia market.
5. Make an offer.
Once you’ve pinpointed your dream home, it’s time to get serious about the financial and contractual side of the purchase. Using years of experience and successful negotiations We’ll help YOU close the deal, which will be an advantage since you and the seller have different goals. There are many things to consider when writing the contract. It is a legally binding agreement between two parties. A skilled CRS has the experience and education to guide your offer in a successful direction
6.Avoiding Buyer’s Remorse
Once you’ve made an offer on your dream home, and it gets accepted, You may feel anxious and unsure of your decision…. It called Buyer Remorse…. and it is a completely natural feeling every buyer experiences after agreeing to purchase a home….
And it will pass.…. as you begin to plan for the move to your new home
But for now….. there’s still plenty of work for the both of us to do as we prepare for the date of closing
Let’s get the paperwork and the inspection done!
7. Arrange for a home inspection.
After your offer is accepted, set up a home inspection. It’s common to find problems, including leaky roofs, cracked walls, insect infestations and foundation problems. James Harner has lots of contractor relationships from his years as a professional contractor and I can help YOU find a reputable inspector and will negotiate to get you the most for your money once the inspector’s report is final.
8. Closing.
No need to stress – My closing coordinator will guide you through the closing process and ensure that all necessary deposits and paperwork are completed, including mortgage, title, homeowners’ insurance and any other paperwork required by local or state governments.
9. Prepare for life in your new home.
